The owner of real estate who has decided to rent or lease their property has two ways to offer property. The first is to do all of the services themselves. The second approach is to have a property management company provide the services to the owner. A1 Property Management is a program that manages the transactions and accounting for all services. The following management processes are included;
1. To start the program documents the property information and the owner provided information for each property to be offered.
2. The owner may be an individual or a company like a real estate company or bank. The owner screen documents the property ownership.
3. The property location is provided with the use of the property address, the exact location is shown using Google maps web object.
4. The use of an unlimited number photos for the interior and exterior of the property may be used to display the property for prospective tenants.
5. There is a property description similar to a MLS listing for detailed descriptions of amenities.
6. For the owner, there is a screen for owner requirements for “terms and conditions” to be documented. This area also has a return on investment calculator for determining the proper rent or lease fees for the property.
7. The owner description also includes a description of the insurance coverage for the property.
8. The owner may offer the property with owner provide furnishings. The program has an owner inventory screen that includes a detailed list of items. This list has an original purchase price and replacement value, and a summary calculation of the replacement value.
9. There is a screen for owner accounting; the screen breaks down individual tabbed account summaries for general owner costs, Tenant billing, property maintenance, and advertising costs. For this screen there is a user defined report for the property, or for selected properties.
10. There is a screen for adding service companies for any area where the owner has property. This data is used to select the service provider for property maintenance.
11. A service To-Do screen is used to document service work required, and a schedule for the selected service company to conduct the service.
12. There is a tenant tabbed screen for managing tenant information. This area manages tenant information, a tenant credit history, a tab for owner or management specific terms and conditions, and the tenant billing tab for the tenant payment history.
13. One feature of the program is the use of standalone records by property address. This allows the program user to access a single record for a property to see all information in one place. With the user defined search, the user can obtain reports by any field content. This search might be by owner, property address, city, state, zip code, or many other fields available in the program.
14. Lookup property data and tenant data from your iPad, check owner information, show property photos to prospective tenants, check service appointments.
